Renting privately from L&Q, who manage three buildings in the development but provide no on-site staff for defects or complaints. Only a caretaker handles rubbish, who is praised, while L&Q itself is rated very poorly.
Colindale Gardens is a nice development built with top-of-the-range materials, and is recommended. Property management is very helpful, though physically fixing a defect can take a while.
Uncinia House is well built and well maintained, and slightly cheaper than many nearby rentals, making the empty units surprising. Recently soared prices may explain the vacancies.
Colindale Gardens is a village-like development of over ten blocks, with more still being built, but remains quiet to live in. Residents show a strong sense of responsibility towards their neighbours, which is rare elsewhere.
In Uncinia House over three years, two leaks occurred. The first left the main bedroom unusable with a soaked carpet and mouldy wardrobe and took over a year to fix. A second kitchen leak, likely from the flat above, remains unresolved after 11 months despite two contractor visits.
Modern building kept clean and tidy by caretakers, with a large foyer offering sofas and seating. Building and property management are readily available for any issues or queries.
The property manager is difficult to reach and issues go unresolved, while security is not taken seriously. The concierge service is the best feature, but facilities are lacking; other nearby flats have gym and pool access while this one only has a concierge.
Poor design with nothing built to last, windows never cleaned, and a neglected communal garden where cuttings are left to die. Property management is difficult to contact and nothing ever gets fixed.
