Structurally the development is great, with very useful amenities like the pool and gym. Management, however, is abhorrent, with a revolving door of unaccountable managers and undertrained staff. Water has failed 5+ times in two months due to a flawed tank system, bikes are stolen daily, and rents still rise.
Avoid New Acres Wandsworth – Poor Management & Maintenance
Used to rent here· 1y ago
At New Acres Wandsworth, management took over a month to reply, overcharged rent and triggered debt-collection letters; hot water cuts out with a £37 standing charge. Front doors stayed unlocked, a lift was broken over a month, parcels go missing, and maintenance entered without permission. Apartments are poorly finished and the pet-friendly claim misleading. Only the concierge team was praised.

Fantastic place to live.

A great overall experience, with the pool loved though its space could be better used, and a wider variety of gym classes would have been appreciated. The staff were great and maintenance was always done promptly.
Best place to live in London!

A perfect place to live with everything on the doorstep and helpful, knowledgeable staff keeping operations smooth. There is a poolside bar, but it has only had one pop-up event, which residents wish happened more often.
There are merits but certainly various factors to consider before move in

The gym and pools are excellent and a major selling point, while communal area and lobby cleanliness is average. Despite being advertised as pet-friendly, there are many restrictions on where pets can go, often without clear signage. Staff are friendly but have limited knowledge of the complex, with only 2-3 providing sound support.
